Temecula, California

A price in dollars, for the work. Not a monthly payment.

Heating, cooling and ventilation across Temecula and the valley. We measure the house, price the job, and hand you a figure you can take to anybody. What we do not do is arrange your finance, quote you a monthly number instead of a total, or promise you an incentive that is not ours to promise.

Two outdoor condensing units on a concrete pad at the side of a two-storey tract house, with line sets, disconnects and a block wall behind.
How we quote

Three numbers, and all three are in dollars

What it costs to find out

The visit, the measurements and the written findings have a price and you are told it before we come. Static pressure, airflow, refrigerant charge against the manufacturer’s target, temperature split, and a combustion analysis on anything that burns gas.

What a repair costs

Itemised, with what it fixes and what it does not. This number is produced before replacement is mentioned, every time, so that you can compare them rather than being handed only one of them.

What a replacement costs

Equipment and labour separated, sized from a room-by-room load calculation on the house as it stands. One total, with no incentive already deducted from it, because incentives change and are not ours to promise.

Residential

Houses

Tract housing across Redhawk, Paloma del Sol and Harveston where whole streets were built in the same three years and are reaching the same point at the same time. Older properties toward the wine country on larger lots. Two-storey houses where the upstairs is four or five degrees warmer than the downstairs every afternoon from May.

A hot inland valley with cool nights, which means a house that performs badly is obvious for four months and forgiven for eight.

Commercial

Premises

Offices and light industrial along Jefferson and Enterprise Circle, retail and restaurants around the Promenade and in Old Town, medical suites near the hospital, and the storage and distribution buildings that have filled the corridor since the freeway widened.

Commercial work starts with a written survey of what is on the roof, what it serves, and which of it is still connected to anything.

The page we get asked for

Somebody has quoted you a monthly payment

Five ways a heating and cooling job gets presented to a household, crossed with the four kinds of people offering to fund it. What each one is actually doing, what to ask for before you sign anything, and the one arrangement that attaches itself to your house rather than to you.

What we do

The work, plainly

  • Diagnosis with instruments

Manometer, anemometer, gauges, combustion analyser, clamp meter. Readings written down with the date and the conditions they were taken in, and the sheet is yours.

  • Repair, priced first

What it is, what it costs, and what it does not fix. Replacement is discussed after a repair has a number against it, not instead of one.

  • Load calculation and replacement

Room by room, on the house as it stands now rather than on the size of the unit coming out. Oversizing is the fault we measure most often here.

  • Attic duct sealing and insulation

Leakage measured, joints sealed, runs insulated. On a valley house with the ducts in a 140-degree attic, this is regularly worth more than new equipment.

  • Zoning and the upstairs problem

Two-storey houses on one system are the commonest complaint in this town. Measured before anything is proposed, because the answer is sometimes a damper and sometimes a second system.

  • Gas appliance safety

Combustion analysis, heat exchanger inspection, flue checked as installed. Carbon monoxide alarms fitted where there is a gas appliance and no working alarm.

  • Commercial surveys and maintenance

Every unit mapped to what it serves, the same readings each visit, written specifically enough to satisfy a landlord, a tenant or an inspector.

  • Planned maintenance

For houses and premises, with the same readings every time, so a slow change shows up as a change rather than as a breakdown in August.

The boundary

What we will not do

Most of this list exists because it is what the rest of the industry does. We would rather be plain about it here than have the conversation on a doorstep.

We will notWhy
Arrange your financeWe are a contractor. We do not introduce lenders, we are not paid by any, and we have no view on how you should fund the work. That keeps our advice about the equipment.
Quote a monthly paymentA monthly figure without a total is not a price. You will get a total, in dollars, and you are free to divide it by anything you like.
Promise a rebate or a tax outcomeIncentive programmes change, have conditions and are administered by people who are not us. We will tell you where to look. We will not deduct one from a quote as though it were certain, and we are not tax advisers.
Give you a price that expires todayA price that has to be decided in an hour is a technique. Our quote is valid for a stated period and it does not go up if you get a second opinion.
Condemn a heat exchanger without showing youIt is a real reason to shut a furnace down and the most abused finding in this trade. You get the camera image or the combustion reading, and you are welcome to get a second opinion first.
Recommend replacement on age aloneAge changes the arithmetic on a repair. It is not a fault.
Publish reviews, ratings or a founding dateThere are none on this site, because we are not going to invent any.
Questions

Asked often enough to write down

Do you offer financing?

No, and that is deliberate rather than an oversight. We introduce no lenders, are paid by none, and receive nothing from anybody who funds your work, because a contractor who earns a margin on the lending has a reason to prefer the larger job and you have no way to see it. What you get from us is one total price in dollars for the work, with equipment and labour itemised, and what you do about paying for it is genuinely yours to decide with somebody who is not selling you a furnace.

Another company quoted us a monthly payment. Is that normal?

It is extremely common and it is worth understanding why. A monthly figure cannot be compared between contractors unless you also know the term, the rate, the fees and what happens at the end of any promotional period. Ask for the total price of the work in dollars, the amount financed, the annual percentage rate, the term in months, every fee including one folded into the price, and the total you will have paid at the end. The gap between the first number and the last is what the funding costs, and it is frequently larger than people expect.

The upstairs is always hotter than the downstairs. Do we need a bigger system?

Almost never, and it is worth knowing that before anybody prices one. A single system serving both floors is being asked to do two different jobs at once, because the upstairs gains heat through the roof all afternoon and the downstairs does not. We measure the two floors separately at the hour the complaint actually happens, which here is nearly always between two and six. The answer is sometimes a damper and a rebalance, sometimes duct sealing in a very hot attic, and occasionally a second system. The measurements tell you which, and a larger unit pushed through the same ducts changes very little.

Will the rebates cover most of it?

We will not tell you that, and we would be careful of anybody who does. Incentive programmes have conditions, budgets, deadlines and eligibility rules, and they are administered by people who are not your contractor. Tax credits depend on a household’s own tax position, which a contractor has no information about. What we will do is give you accurate efficiency figures so you can check the equipment against any programme yourself, supply model numbers, invoices and certificates for an application, and point you at the administrator. What we will not do is deduct money from a quote as though it were certain.

Somebody told us the price is only good today. Should we worry?

A price that expires at the end of a visit is a sales technique, and it is the most reliable sign that a conversation is a sales call rather than a diagnosis. Equipment costs what it costs and labour costs what it costs. Neither changes because you took a day to think, got a second opinion or read the paperwork. Genuine urgency does exist — a failed combustion test, a suspected cracked heat exchanger, no heat in a cold snap with a vulnerable person in the house — but that is a reason to act on the repair, not a reason to sign a funding agreement the same afternoon.

Will you tell us what our HOA will approve?

No. Where an outdoor unit may go, how it has to be screened and what the association permits is between you and them, and an assurance from us would be worth nothing at a committee. What we will supply is everything a submission needs: dimensions, published sound data for the equipment, a site drawing showing the proposed position and clearances, and whatever else they ask for in writing.
